Internet valuations are crude and incomplete assessments of value. It is not recommended when contemplating a sale and exploring the value of your property. There still is no substitute for a real estate agent on the ground, in the marketplace, who appreciates the unique value every property offers to the market. Utilizing internet pricing estimators to determine the value of real estate, then acting on such genericly genorated statistical analysis, may deprive you of true guidance while pricing your property.

Internet valuations offer insufficient scrutiny of pertinent seller’s disclosures, which may potentially reveal obsolescence, environmental, structural or other possible issues. Internet price estimators typically apply little or no weight, to adverse or special conditions surrounding the sale of properties being compared with yours.

Recently sold properties utilized as comparables (Properties similar to yours in numerous qualifing respects, marketed and sold by Realtors.) to determine the value of your property, should come from a licensed real estate agent. One who has access to the most recent market data, evaluates all essential contributing aspects of value and is compelled to observe and employ prescribed standards of practice in a professional CMA opinion.

For each property being compared with yours, it is relevant that among other things, (Some intangible.) zoning, potential usage and location within the municipality be closely examined. Short and long term values may range broadly from block to block. Enumerable considerations may have impacted sale prices of seemingly legitimate comparables, utilized by search engines as comparables, in measuring the value of your property.

All such considerations are carefully weighed in a “Comparative Market Analysis" (CMA).
